Privacy policy
How I handle the information you share through this website. Effective October 2026.
This policy covers this website, run by Kareme Shorter, Mortgage Loan Originator (NMLS #1722684), sponsored by Ascension Mortgage (Company NMLS #2511500). It's written in plain language. If anything is unclear, call or text (954) 913-7865.
What the forms collect
- Quote form: your name, phone, email, and your answers about the property type, county, price range, where you are in the process, whether you're a first-time buyer, working with an agent or self-employed, plus any note you add and whether you checked the consent box.
- Condo guide form: your name, email, phone and consent choice.
- Realtor scenario form: the agent's name, brokerage, phone and email, a plain-words description of the scenario, price range, county, timeline and consent choice.
- Refinance and complex-loan quote forms: what you want to do (for example a cash-out refinance, a HELOC, a bank statement or DSCR loan, or a second look), the property type, where in Florida, whether you'll live in the property or roughly what you owe (if you answer), your name, phone, email, any note you add and your consent choice.
- With each form, the page you sent it from, any campaign tags in the link you used, and which homepage option or button you started from.
Booking a call: the “Book a call” links open a scheduling page run by HighLevel (also shown as LeadConnector), the scheduling and customer-relationship (CRM) software I use. What you enter there, such as your name, phone, email, the time you pick and any note, is stored in HighLevel so I can confirm the call and follow up. That page is covered by this policy and by HighLevel's own privacy policy.
The forms don't ask for, and you shouldn't send, Social Security numbers, dates of birth, income figures or account numbers. This website is not a loan application.
How it's used
I use what you send to contact you about your inquiry: to answer your questions, talk through options, send the guide you asked for, or follow up on a realtor scenario. If you checked the consent box, that can include calls and text messages.
Who it's shared with
- I do not sell your personal information. I don't rent or trade it either.
- I may share it with my sponsoring company (the mortgage brokerage) and, when needed to answer your inquiry, with lenders who could offer a loan for your situation.
- Service providers that help run this site and handle messages: this website is hosted on Netlify, which receives form submissions and keeps standard server logs (such as IP address and browser type) to deliver the site. They can use it only to provide their service.
- HighLevel (LeadConnector) runs the call-booking pages and stores the booking details and my follow-up notes as my scheduling and CRM provider. It can use them only to provide its service.
- If the law requires it, for example to respond to a court order or a regulator.
Text messages
- I only text you if you agreed to it on a form or asked me to. Consent to calls and texts is not a condition of any purchase or loan.
- Message and data rates may apply. Message frequency varies.
- Reply STOP to stop texts at any time. Reply HELP for help, or call or text (954) 913-7865.
- Mobile numbers and text-messaging opt-in information are not shared with or sold to third parties or affiliates for their marketing or promotional purposes. They may be shared only with the service providers that deliver the messages.
Cookies and analytics
This site does not use analytics or advertising cookies.
Your browser's session storage remembers the page you arrived on, any campaign tags in the link you clicked (such as utm_source) and which homepage option you chose (for example “Buy a condo”), so they can be included if you send a form. This is cleared when you close the tab.
If you apply for a loan
If you go on to apply, the information in your application is covered by the federal Gramm-Leach-Bliley Act (GLBA) and by the privacy notice of the company handling your application, which you'll receive as part of the process. That notice explains how it collects, shares and protects your financial information and any choices you have. This website policy doesn't replace it.
Keeping it safe and how long it's kept
The site uses an encrypted (HTTPS) connection. I keep inquiries only as long as needed to respond and follow up, or as required by law and my sponsoring company's record-keeping rules. No system is perfectly secure, so please don't send sensitive financial details through the forms.
Your choices
You can ask what information I have from you through this site, ask me to correct or delete it, or stop calls, emails or texts at any time: call or text (954) 913-7865.
Children
This site is meant for adults and isn't directed to children under 13.
Changes
If this policy changes, the updated version will be posted here with a new effective date.
