How assistance usually works

  • It’s usually a second loan, not cash. Many programs are deferred second mortgages with no monthly payment that you repay when you sell, refinance or move out. Some are forgiven over time; a few carry a payment.
  • Most are for first-time buyers (no home owned in the last 3 years) with income limits, and many require a homebuyer education class.
  • Funding comes and goes. Many are first-come, first-served and close when money runs out. Ask early, before you write an offer.
  • Some can be combined. Broward County’s guidelines, for example, allow its assistance behind a Florida Housing second. Each program decides.

Last checked October 17, 2026. Every program’s official page is linked on its card; counts this check: 3 open, 3 open with limits, 10 listed, 4 unclear, 4 closed, 1 with no buyer program. County list: U.S. Census Bureau (67 Florida counties).
