Affordability tool

Can I afford it? Run your own Florida numbers.

Start from the monthly budget you're comfortable with, or from a price you've seen. Add Florida's real costs: property tax, homeowners or HO-6 insurance, flood insurance and HOA dues.

Private by design: nothing you type here is sent anywhere or saved. It all runs in your browser and disappears when you close the page.

Estimates only, not a loan offer. This isn't a rate quote, a pre-approval or a commitment to lend. Your actual rate, payment, taxes, insurance and mortgage insurance depend on your credit, the loan program, the property and current pricing. Nothing in this tool is sent anywhere.

How the numbers work

What's behind the estimate

Property tax in South Florida

Florida property tax is set by millage, dollars per $1,000 of taxable value, and every city and district adds its own piece. Taxable value is the assessed value after exemptions such as homestead, not the price you pay. After a sale the assessment is usually reset, so the seller's current bill can be lower than yours will be. Non-ad valorem assessments (like fire or solid waste fees) can be added on top. That's why the tool uses a percent of price only as a rough first estimate.

Insurance and flood

For a house, use a homeowners insurance quote. For a condo, the association insures the building, and you usually need an HO-6 policy for the inside of your unit. Flood insurance is separate from both. Lenders require it in high-risk flood zones, and it's worth pricing anywhere in South Florida. Look up the address on FEMA's Flood Map Service Center. Buying a condo? The Florida Condo Hub shows the FEMA zone and HUD FHA status for South Florida buildings.

Down payment assistance

If you turn on assistance, the tool subtracts the amount you enter from the first mortgage. Many programs are second loans with their own repayment terms, and limits, eligibility and funding vary. The tool doesn't include any payment on the assistance itself. See Hometown Heroes & down payment assistance for what may be available, or browse every state, county and city program in the down payment assistance finder.

Debt-to-income

Your debt-to-income ratio is your monthly debt payments divided by your gross monthly income. Different loan products and lenders use different limits (CFPB). The tool shows the ratios so you can see where you stand. It doesn't decide anything. To list every debt and see what paying one off changes, use the DTI calculator.
